A $1,000,000 30-year fixed jumbo loan at 6.75% has a principal-and-interest payment of about $6,486 per month. At 6.375%, that payment is about $6,238. The $248 monthly difference equals $14,880 over the first five years, before taxes, insurance, and any prepayment. That is why jumbo rates deserve more attention than a quick headline quote when a home purchase crosses the conforming-loan threshold.

Jumbo financing is not simply a larger conventional loan. It is priced around loan size, equity, credit depth, liquid reserves, property type, and the broker’s available investor options. A fraction of a point can matter, but so can the structure behind it: points, reserves, rate locks, and the cash needed to close.

What makes a mortgage jumbo?

A mortgage generally becomes jumbo when its loan amount exceeds the applicable conforming loan limit. The Federal Housing Finance Agency sets these limits annually. For 2026, the baseline one-unit conforming limit is $832,750, according to the Federal Housing Finance Agency’s conforming loan limit announcement. A $900,000 loan on a primary residence in a standard-limit county is therefore jumbo, even if the purchase price is much higher.

The loan amount matters more than the sales price. A buyer purchasing a $1,050,000 home with 20% down would finance $840,000, placing the transaction just above the 2026 baseline. Adding $7,250 in down payment would bring the loan to $832,750 and potentially move it into conforming pricing. That decision should be compared carefully against reserves, closing costs, and the payment difference rather than treated as automatic.

In Henrico County, where Redfin reported a median sale price of roughly $385,000 in its July 2025 county market data, jumbo buyers are usually shopping a distinct segment of the market. In Short Pump, Glen Allen, and Richmond neighborhoods with newer construction or larger lots, competition can remain firm even when overall inventory gives ordinary-price buyers more choices. A high-priced listing that has sat for several weeks may create negotiation room, but a well-priced turnkey property can still attract competing offers.

Why jumbo rates do not always follow headline mortgage rates

The national benchmark is useful context, not a personalized jumbo quote. Freddie Mac’s Primary Mortgage Market Survey updates national 30-year fixed-rate data weekly, but that series primarily reflects conforming conventional purchase loans. Jumbo rates can price above, near, or occasionally below conforming rates depending on investor appetite and the borrower’s file.

A broker evaluates the complete profile. A 760 credit score, 25% down payment, low debt-to-income ratio, and 12 months of verified reserves may receive materially different jumbo pricing than a borrower with a 700 score, 10% down, and reserves just above the minimum. Neither result is a judgment of financial strength. It reflects how a particular investor prices risk, liquidity, and loan size on that day.

Many jumbo programs look for a 700 score at minimum, while stronger pricing often begins around 720 or 740. Reserve requirements commonly range from six to 12 months of the full housing payment, including principal, interest, property taxes, insurance, and association dues where applicable. A second home, investment property, or larger loan balance can require more.

For self-employed buyers, bank statement and non-QM options may be relevant when tax returns do not show the full picture. Those programs should be evaluated on total cost, documentation standards, and long-term plans, not marketed as interchangeable with a conventional jumbo loan.

The payment math behind better jumbo rates

Return to the $1,000,000 example. The payment at 6.75% is calculated using a 360-month term and does not include escrow items. At 6.375%, the principal-and-interest payment falls from approximately $6,486 to $6,238. The five-year payment difference is exactly $248 multiplied by 60 months, or $14,880.

That does not mean the lower rate is automatically better. If achieving it requires discount points, compare the cost to the projected holding period. For example, one point costs $10,000 on a $1,000,000 loan. With a $248 monthly payment reduction, the simple break-even point is roughly 40 months. A buyer expecting to sell or refinance earlier may prefer the higher rate with fewer points.

Typical jumbo closing costs can range from about 2% to 5% of the loan amount, depending on points, title charges, state taxes, escrows, appraisal complexity, and property location.
